My tenant has not paid. Can I lock him out?

The answer is yes and no. You can if you provide the correct notice and time frame. You can’t just randomly go over and change the locks though. I recommend not doing this in most cases due to the check list that must be done to do it correctly without any flaws. My biggest concern is safety and when tenants are depressed about not paying rent you never know what they are capable of doing out of fear and anger.
