Make Readies – Trash Outs – Renovations03 Oct

Since 1986 we have been involved in doing make readies, trash outs and renovations in the Dallas Texas area.  Below are some pictures of some of our work.

When we received this property it had some bushes against the building and a very large over grown tree.  We had everything removed to make way for our new plan below.  We didn’t have enough parking in the back of the building so we added it to the front.

The final result was breath taking if I don’t say so myself.  This was a 16 unit apartment building.

We were able to add two spaces to each side of the property and if you look close we added wrought iron fence for entrance and exit.

The courtyard area had gum everywhere.  We power washed all the gum off and then painted the center with concrete paint.  We added large pots and plants for color which really was awesome.

We designed an easy flowing path from the front entrance to the parking area for half the cost of putting concrete.  This gave the property an unique look with lots of class and saved the owner a couple thousand dollars.

The overall colors for the building were new to the area, but we knew that the style would be in Texas real soon since we frequently visit California.  Our painter wasn’t to happy with all the different colors on the front of the building, but the end result made the property more marketable and in my opinion set a new trend for the area.

This is not the exact unit of the above unit, but this is the way we received most units.  If you could really see how bad it was it would blow your mind.  The difference in floor levels were up to 2 inches in some places.

This was done at an apartment complex in Mesquite, Texas.  We did some custom cuts to add some flare.

Same apartment complex in Mesquite, Texas.  Totally unique look with slate.  We use slate for several reasons.  #1 is if it cracks or is chipped since it is a natural stone the color is the same throughout and you can’t see it as bad as regular tile.

Same property we made a custom marble top, installed the new sink and faucet.  The edge is oak .  All of this for about the same price as putting cultured marble.  This was in one of the bathrooms at the same Mesquite, Texas property.

We installed black granite 12 x 12 squares for half the price of slab in the kitchen.

New stainless steel sink and fixtures installed.  Oak trim is dyed versus stained.

A couple brothers bought a condo that was literally destroyed.  We came in and renovated the entire kitchen.  We stalled granite squares to save money, very custom back splash with cut granite squares, new sink, new appliances and super cool ceramic trim.  This property became a show piece for the condos in the area.  I took this project on personally and did the entire job myself.  Every piece of granite had to be cut exact for this to work the way it did.  The portion you are seeing is only 1/4 of the job done.  It took 5 full days just to complete the cuts and install the back splash.

Every property we take over that has more than a couple units we give the property a name.  We believe that if you name a property it makes it feel more like home.  We named this one 1810 Place.  We had some extra iron and decided to make this structure to put over the entrance since it was just plan exterior walls.  We held the structure up with three wires attached about four feet up.
