Many owners ask me what is the best way to advertise your property.  I have a few steps that I believe keeps you rented and highest rents.  Let’s get started!

  1. The condition of your property inside and out should say to a prospective tenant I am a good owner and I maintain my property PROFESSIONALLY.  This means everything is perfectly cleaned, painted, carpets cleaned, windows cleaned and landscaping in pristine condition.  You will only attract what your property looks like.  You can’t expect great tenants to accept dirty properties that haven’t been maintained.
  2. When you advertise a property limit what you say about it.  I keep it simple like this 4 bedrooms 2 baths near John St./Sally Blvd.  $1500.  You may be thinking wow that’s short and sweet.  It is that’s because the first criteria for leasing is based on the size and the rent.  All the other stuff, in my opinion, is giving too much information.  What goes in the rest of the ad?   I thought you would never ask.
  3. YOUR CRITERIA.  You will eliminate 90% of the bad apples and people that don’t qualify by putting your criteria in the ad.  An example would be:  Must have 625 minimum credit score, rent to income ratio should be four times the rent, NO CHARGE-OFFs for the last two years.  One year job history and no pets.

There are many places to advertise your property, but a sign (if allowed) tends to be the number one way to get them leased on the cheap.  In some areas, I don’t even put a phone number on my sign.  I literally put a webpage so they can see the criteria and then set an appointment from the website.  One page websites are very easy to build with WordPress on most hosting platforms.  All you have to do is buy a domain name which is typically under $15 per year

By doing it this way above your traffic will be reduced substantially.  Don’t get worried that just means you are getting qualified leads now.  Statistically speaking I can get three to four calls and one will lease the property.

You can also advertise on Craigslist, Apartments.com and other major websites.
