Q: How long have you been doing evictions?

A: Since 1986

Q: How long does it normally take to get a tenant(s) out?

A: That varies from eviction to eviction, but here are my rough numbers.  85% move out within 1 to 10 days.  If I have to file the eviction you can figure about 14-21 days.  If I have to go to court around 22-28 days.  I have done hundreds of evictions and not one time have I had to do a writ of possession.  YOU COULD BE MY FIRST CASE!  If that happens you would need to add another week.

Q: Do you guarantee results?

A: I guarantee I will do my best to get the tenant(s) out in the shortest period of time possible.  As far as a guarantee no one in their right mind would guarantee the outcome of a potential lawsuit.  To many variables would prevent such a guarantee.  However, experience tells me that I do have a 100% eviction rate as of this date.

Q: Can you give me a ball park as to what it cost for you to do an eviction?

A: There’s so many variables that I need to know your entire situation before I give you a quote.  You can email me or give me a call so I can discuss your specific situation.  Nine out ten evictions have something different that either causes it to be easier or harder to do.  To be fair to you, I would not want to post a low price and then your situation requires a much higher price.  Because each case is different it’s best for us to talk about your complete situation to see if I can even help you out.

Q: I found another company that charges less than you do.  Why is your price higher?

A:  Funny I found that most companies cost more than me!  However if you have found someone cheaper I can assure you that they are paper servers.  What is a paper server?  It’s someone that goes by dates and just serves papers without any negotiation with the resident.  What most residents and owners want is a quick resolution without having to go to court.  My numbers show that I can do that about 94% of the time.  By doing it my way you gain possession of your property much faster in MOST CASES and you are not out another months rent.

Q:  What types of evictions do you do?

A:  We evict for nonpayment of rent only.  We do not evict on properties that have been foreclosed on nor do we do lease violations.  RENT ONLY EVICTIONS.  WE DO NOT DO COMMERCIAL EVICTIONS AT THIS TIME NOR DO WE DO MOBILE HOME EVICTIONS. If a lease violation has occurred and you want to evict them give me a call and I may have some additional options for you that I don’t want to publish here for a resident to see.

Q:  Are you an attorney?

A:  Let it be know that I am NOT an attorney nor is 99.9% of the people in property management.  The State of Texas allows non attorney representation for non payment of rent evictions.  Think about it this way.  There are a lot of apartments in the DFW area aren’t there?  Imagine if each property had to hire an attorney to give a notice and go to court.  Since most attorneys charge around $150 to $250 per hour the apartment complexes would go broke just doing evictions in B and C rated properties.  It’s my personal opinion that because we attend court more often on property related issues that we have a better system than most attorneys.

Q: What are you qualifications?

A:  I started in property management in 1986.  In 1990 I started my own real estate company at the age of 24.  My primary areas that I worked were Highland Park, Lower Greenville and Lakewood.  We managed around 300 units at the peak of my career in that area.  I was hired to be an expert witness in one eviction case and started doing multiple cases on a regular basis.  I am a licensed real estate broker in the State of Texas.

Q: How do you take payment for Services?

A: We take www.PayPal.com.  We believe that by doing this it protects you as the customer from scams.  We are willing to sacrifice 3% of our pay to make sure your payment is going through a trusted website.  Using paypal requires an internet connection, a debit or credit card and an email address.  You actually send the payment to my email address.  bemisrealty[at]sbcglobal.net

Q: What cities do you work?

A: Let’s change that to counties since this will give you a better playing field.  I can do the complete eviction in Dallas County, Denton County, Tarrant County and Collin County.  ALL other counties I can only do phase one of the eviction.  Since 85% of my evictions move out during the phase one stage this may be a good option for you no matter what city your property resides.  IF for some reason it does require going to court I can tell you my personal process (not giving legal advice of course), but how I actually prepare for court and what I present in my cases.  You may be able to benefit from how I do my evictions.  I can fill out the court papers, but you will have to attend court yourself or I might be able to find someone qualified in your area to go to court for you. So I can start the eviction process in the entire State of Texas no matter what the city.
