Tenant Screening is the most vital part of the property management process. Getting a qualified tenant is way underated and 95% of the evictions that I do this process has been passed up. Establishing a proper screening policy is vital to getting great residents. It doesn’t prevent bad things from happening 100%, but it does eliminate most things. Don’t do any lease without getting your tenants credit run and collecting other important information. It’s FREE for you. The tenant pays for the cost and it protects you. What a deal! Each applicant will pay $45. If you want to be nice you could discount their rent by that amount IF they qualify and are accepted.

Texas Lease Agreements
If you need a lease contract don’t depend on the cheap ones online that you can download or even the ones at your local office supply. These leases are “boilerplate” leases. They tend to use the same lease for all the other states with no changes.
